- What this is. A free tool that surfaces public Singapore property data (HDB resale transactions, asking prices from public listings, schools, MRT) and computes indicative finance figures (stamp duty, loan eligibility, yields, buy-vs-rent) using published MAS / IRAS / HDB rules.
- Not advice; not a valuation. All numbers are educational estimates — not financial, legal, tax, investment, or valuation advice, and not a binding quote. Figures can be wrong, stale, or incomplete. Always verify any figure against official sources (HDB, IRAS, MAS, your bank, or a licensed professional) before acting. Block-level data cannot reflect a specific unit, floor, or facing.
- AI-generated answers. Some replies are generated by an automated AI assistant and may contain errors or outdated information. Do not rely on them without checking. The AI's statements are not advice from us.
- No warranties. The service is provided "as is", without warranty of accuracy, completeness, fitness for purpose, or availability, to the extent permitted by law.
- Acceptable use. Do not attempt to overload, scrape at volume, reverse-engineer, or otherwise abuse the service. Automated bulk access is not permitted.
- External data & links. Listings link to third-party sites (for example 99.co and PropertyGuru). We do not control and are not responsible for their content, availability, or accuracy.
- Limitation of liability. To the maximum extent permitted by law, the operator is not liable for any loss arising from use of, or reliance on, the service.
- Changes. Rules (stamp duty, loan limits, etc.), data, and these terms may change at any time. Tax and loan rules are verified periodically but may lag official updates.
- Governing law. These terms are governed by the laws of Singapore.
